Mixed use development comprising circa 260 residential units, a new community park and over 15,000 sq ft of commercial space.
The scheme, at 651 Old Kent Road, is for clients Avanton and Urban & Provincial which said it has a development value of £130m. It marks the third element in Avanton’s £800m regeneration plan for the area set to deliver more than 2,100 homes.
Part of the Ruby Triangle, the scheme will comprise two towers of 10 and 19 storeys respectively, with Avanton claiming “many” homes will have balconies and access to residents’ roof gardens. Under the permission, 40% of the homes provided in the scheme will be “affordable”, with 170 for private sale.
THE BeCa is a residential development within Avanton's The Ruby development in the Old Kent Opportunity Area in London SE15.The residential project on Old Kent Road is developed by Avanton, in partnership with Housing Growth Partnership and Knight Frank as the global sales agent.
The BeCa is a red brick tower inspired by Tribeca, Manhattan in New York. Planning designs by Farrells, the 18-storey tower will contain 170 private sale apartments.The development will offer 292 homes on a 1.6-acre site, 40% of which will be affordable. The development includes 22,195 sq ft of commercial space, a gym, and other dedicated resident amenities, such as the porter service, a co-working space, and a games room.Each apartment will have a private balcony and access to three rooftop gardens.The architecture mirrors The Sterling Mason in New York where spacious loft-style living spaces have concrete walls, brushed steel finishes, and natural light.All homes will benefit from a high specification with fully integrated European appliances, and thoughtful design to maximise light and flexibility of space.To the bathrooms, red tiling will recall the tower’s striking red brick design, whilst raw concrete and exposed brick detailing will help make industrial statements throughout the homes.The larger development Ruby Triangle will offer over 1,400 homes on a 5-acre site and 150,000 sq ft of commercial space. Residential towers will range from 15 to 48 storeys and will be built around a central park. The residential mix will include private sale, affordable, and Build-to-Rent units.The development is targeting a BREEAM "Excellent" rating.
