Hatcham Road site forms part of an emerging masterplan for the Old Kent Road. The masterplan allows for an intensification of built form and the emergence of a new mixed use district, but also seeks to retain employment uses in key locations such as this site.
The resultant scheme is therefore mixed use, with commercial space at basement and ground floor and 86 residential dwellings above. The floor area of the commercial floor in the proposed scheme is a like-for-like reproviasion of what is there currently.
The layout is an H-shape, with two wings positioned on the back edge of pavement on the streets to the west and east of the site, and the middle section set back from the street to the north. The proposed scheme has large windows and is faced in three types of brick to break down the perceived massing. Materially it is robust, and has been designed to reference brick warehouses.
